Services provided

NBSS agrees to carry out a visual inspection on the property to identify defects in accordance with industry standards, including guidance from organisations such as NBC/LABC & Premier Guarantee.

• The inspection is non-invasive and does not include destructive testing.
• The company does not assess structural integrity.

Booking and payment

• Bookings confirmed via telephone call or online booking system.
• Full payment must be made prior to release of the report unless otherwise agreed.
• Prices are subject to change but prior confirmed booking will be honoured.

Access to your property

The client must ensure:

• Legal access to the property is granted.
• Utilities (water & electricity) are available where possible.
• The property is safe to inspect.

The company is not liable for any incomplete inspections due to restricted access.

Inspection Limitations

The client acknowledges:

• The inspection is a snapshot in time.
• Hidden defects (e.g., behind walls, under floors) may not be identified.
• The company is not responsible for any future defects arising after the inspection.

Report Delivery

The report will typically be delivered within 24 hours after the inspection (the report will not be released until after full payment).

Liability

The company's liability is limited to the fee paid for the service.

The company is not liable for:

• Indirect or consequential losses.
• Developer delay or disputes.
• Failure of the developer to act on the report.

Complaints procedure

• Complaints must be submitted in writing within 14 days.
• The company will respond within a reasonable time frame.

Cancellations & refunds

• Once the snagging list is released, no refunds will be available unless the client has reasonable grounds.
• The company reserves the right to reschedule appointments due to any unforeseen circumstances.
• The deposit to secure your booking is non-refundable.

Confidentiality & Data protection

The company will handle personal data in accordance with applicable UK data protection laws (e.g. GDPR).

Independent Status

The company is independent and not affiliated with developers, builders, or any warranty providers.

Governing Laws

These terms and conditions are governed by the laws of England and Wales.
